Insurance 101: Understanding Your Coverage Options

Insurance gets complicated in the details, but the structure is simple: you are choosing, for each kind of loss, how much of the risk you keep and how much you hand to a carrier. This plain-English tour covers the options that matter most for families and businesses on the Alabama and Mississippi Gulf Coast.

Homeowners insurance

A homeowners policy bundles several coverages: the dwelling itself, your personal property, liability if someone is hurt, and additional living expenses if a loss puts you out of the home. On the coast, two details dominate: whether wind is included or excluded (excluded wind means a separate wind policy), and the hurricane or wind deductible, which is usually a percentage of the dwelling value — 2% or 5% of a $400,000 home is $8,000 or $20,000 out of your pocket before the policy pays. Knowing that number in dollars, before a storm, is the single most useful insurance fact a coastal homeowner can have.

Flood insurance

Homeowners policies do not cover flood — full stop. Flood coverage comes from the NFIP (the federal program) or a growing private flood market, and there is normally a 30-day waiting period before a new flood policy takes effect, so it cannot be bought as a storm approaches. If your home is in a higher-risk flood zone, your lender will require it; plenty of homes outside those zones flood too, which is why we quote flood for every coastal property, required or not.

Auto insurance

Auto coverage splits into liability (what you owe others), collision and comprehensive (your own vehicle), and uninsured/underinsured motorist coverage (what protects you when the other driver has little or none). State minimum liability limits are low — often exhausted by one serious accident — which is why we review the limits you actually carry rather than just the price you pay.

Business insurance

For a business, the core stack is property (building and contents), general liability, business income coverage for a shutdown, and workers' compensation — with industry-specific pieces (like care-custody-control coverage for a pet business, or bonds for a contractor) added to fit the operation. The right starting point is an honest look at what a bad month would actually cost you.

Limits and deductibles, in plain terms

Your limit is the most the policy will pay; your deductible is the part of every covered loss you pay first. Raising a deductible lowers the premium but raises your worst day. The goal is not the cheapest policy — it is a policy whose worst day you can afford.

Why an independent agent helps

An independent agency shops multiple carriers for the same coverage, so one conversation compares several companies' prices and terms. When something changes — a new roof, a new vehicle, a new location — one call re-shops the fit instead of starting over.
