Condo Insurance (HO-6) in Orange Beach & Gulf Shores: What the Master Policy Doesn't Cover

Owning a condo in Orange Beach or Gulf Shores comes with an insurance question most buyers never hear until closing: "The association has a master policy — so I'm covered, right?" Partly. The master policy covers the building. What's inside your unit — and several expensive things attached to it — is on you. That's what an HO-6 condo policy is for.

What the master policy covers — and where it stops

A condo association's master policy typically insures the building structure, common areas, and the association's liability. Depending on the master policy's form, it may cover original interior finishes — or it may stop at bare walls. Either way, it does not cover:

  • Your personal belongings — furniture, electronics, clothing
  • Your liability if someone is hurt inside your unit
  • Improvements and upgrades you've made beyond the original build (in many master policy forms)
  • Your share of a master policy deductible assessed back to unit owners after a big loss — loss assessment
  • Loss of use / loss of rental income when your unit can't be occupied

The five parts of an HO-6 to get right

  1. Dwelling (interior) coverage — floors, cabinets, fixtures, and built-ins the master policy leaves to you. Coastal build-out costs make under-insuring this section easy and painful.
  2. Personal property — everything you own inside the unit, at replacement cost where available.
  3. Loss assessment — after a hurricane, associations can assess unit owners for the master policy's (often very large percentage) deductible. Standard HO-6 loss assessment limits are small; on the coast, ask about higher limits deliberately.
  4. Liability & medical — injuries in your unit, and damage you accidentally cause to neighboring units (a leaking water heater is the classic).
  5. Loss of use / rental — if you rent your unit, lost rental income after a covered loss; if you live there, additional living expenses.

Coastal condo wrinkles

  • Wind and hurricane deductibles on your HO-6 work the same percentage way as houses — know yours.
  • Flood is still separate. A condo unit owner's flood coverage (contents, and building items the master policy doesn't cover) is its own policy — the association's flood policy doesn't protect your belongings.
  • Rental use changes everything. If your unit is in a rental program, tell your agent — the HO-6 needs to match how the unit is actually used.
  • Lenders check this at closing. HO-6 coverage is a standard mortgage requirement for condos; getting the master policy details early keeps closings on schedule.

Frequently asked questions

Is HO-6 insurance required for a condo in Orange Beach?

Your lender will almost certainly require it, and most associations' rules expect it. Even without a requirement, going without it leaves your belongings, liability, and assessment exposure uninsured.

What is loss assessment coverage, in plain English?

When the association's insurance has a loss, the association can charge each unit owner a share of the cost — most commonly a share of a huge hurricane deductible. Loss assessment coverage pays your share (up to your limit) when the assessment results from a covered peril.

Does the master policy cover my unit's interior?

It depends on the master policy form — some are "walls-in" (covering original interior finishes), some are bare-walls. Your HO-6 should be built after reading the master policy, which is exactly what we do before quoting.

Do I need separate flood insurance for a condo unit?

For your contents and your interior exposure, yes — flood is excluded from HO-6 just like it is from a homeowners policy. The association's flood policy protects the building, not your belongings.
